Getting to work!
Pre-qualifying your mortgage potential is important. It is highly recommended, in some cases required, that you consult a mortgage broker before beginning the search for your next home. I can recommend the best in the area - they are the only ones with whom I work. With so many homes on the market, time is of essence. A mortgage broker can help narrow your search within a price range that will target your time and effort towards areas that meet both your social and economic circumstances.Computer search of homes is one way to quickly narrow the field of homes in your price range in privacy. Regardless of where you find the home, I can help you obtain information, take a personal tour of the home, and negotiate a purchase.
It would be my pleasure to accompany you as you tour several homes. Sometimes you'll find the right one within a few visits; sometimes it takes longer. As your search narrows, I will provide additional information as needed to help you make a final decision. With so many available homes, this can be the busiest and most trying time for both of us. However, I will not stop working for you until we find the right home.

Getting the contract
Once we find the home you like, it's time to negotiate. I'll draft the initial contract and present it to the listing realtor who in turn will present it to the seller. This process is my field of expertise. It may take several attempts to reach the perfect deal, or an accord can be reached within hours. I'll be there for you every step of the way.Next I will provide you with an estimate of closing costs including the total for earnest money (1-10% of the negotiated price) that you must provide in a certified check made out to the title company or the builder. Your personal attorney is welcomed at any point throughout this process.
Once a purchasing agreement has been reached with the seller, it's time to complete the transaction.

Getting it right!
Timing is everything. The contract agreement will include a time frame in which you must apply for a loan and get the house professionally inspected. This option period gives you a certain number of days to get this done and send your request along with any amendment to the seller/builder. I can provide you with a list of top qualified loan companies and home inspectors from which you can select one for the final stages of your purchase.After the contract has been received by the Title Company, you should receive a preliminary Title Report stating any liens, encroachments, etc. on the residence within a few days. It is imperative that you read over these documents very carefully. Ask me or your attorney for help, if you'd like. Also necessary are certified funds for the closing, insurance for the home, pest control treatment, if necessary, and arranging for utilities. I will be actively insistent and persistent at this stage to assure you the fastest and easiest completion of the transaction.

Getting a head start
You can help expedite this process, too. Begin getting the following information for a mortgage loan application:- Personal data
- Name
- Contact address
- Date of birth
- Contact numbers
- Driver's license and photo ID
- Social Security card information
- Housing Information
- Present address
- Current landlord or mortgage company (Name, address, payment amount, and loan number, if applicable)
- Employment Information
- Name and contact numbers of employer(s) for the last two years (length of employment and position held for each)
- If you are self-employed, you will need a copy of your Federal Income Tax returns for the past two years and current financial statements and balance sheets
- Proof of other income, if applicable
- Proof of wages no more than 30 days past
- Asset Information
- Cash, bank accounts, investments, and the two most recent statements of each deposit account. (with name, address, account numbers and balances of each)
- Proof of value for auto(s), household and personal property, and real estate properties
- Debt Information
- Name, address, account number(s) and balances of open accounts including past and present mortgages
- Present source of down payments and closing costs
- Personal check for credit report and appraisal
- Veteran's Certificate of Eligibility or copy of VA DD214 for VA loan(s)
